What Is a Jackshaft Opener?

A jackshaft (side-mount) garage door opener mounts to the wall beside the garage door opening instead of hanging from the ceiling in the center of the garage. It drives the torsion spring shaft directly using a DC motor, eliminating the need for a rail, chain, belt, or trolley. The most widely installed jackshaft opener is the LiftMaster 98022, though commercial models from LiftMaster’s Logic series are also available.

How It Works

The motor unit bolts to the wall next to the torsion spring assembly. When activated, the motor turns the spring shaft, which winds or unwinds the torsion springs to raise or lower the door. Because the motor acts directly on the spring mechanism, there are no moving parts running along the ceiling — no rail, no trolley, no chain or belt. The entire ceiling is left completely clear.

Frees Up Ceiling Space

This is the primary reason homeowners choose jackshaft openers. With no ceiling-mounted rail or motor, you gain full use of the garage ceiling for overhead storage systems, car lifts, ceiling fans, tall vehicle clearance, and clean aesthetics. This is especially valuable in garages with limited ceiling height.

Ideal for High-Lift and Vertical-Lift Doors

Standard chain and belt drive openers cannot operate high-lift or vertical-lift track configurations because the rail angle does not match the door’s travel path. Jackshaft openers work perfectly with any track configuration — standard, high-lift, vertical lift, or even follow-the-roof pitch setups.

Quiet Operation

With no chain, belt, or trolley vibrating across the ceiling, jackshaft openers produce minimal noise. The DC motor operates smoothly, and because the unit is wall-mounted, vibration does not transfer to the ceiling and living spaces above.

Works With Multiple Doors

A single jackshaft motor can operate two single-car doors if they share a common torsion shaft. This reduces hardware, cost, and maintenance for two-door garages.

Disadvantages

Higher Cost

Jackshaft openers cost more than ceiling-mounted alternatives. The LiftMaster 98022 typically costs $600–$900 for the unit alone, compared to $335 – $656 for a comparable ceiling-mount belt drive. Installation labor may also be slightly higher due to the wall-mounting requirements.

Requires Torsion Springs

Jackshaft openers only work with torsion spring systems. If your door uses extension springs, you will need to convert to torsion springs before installing a jackshaft opener — an additional cost of $335 – $656.

Wall Space Requirement

The motor unit requires approximately 6–8 inches of wall space beside the door opening. In garages where the door opening is close to a side wall, there may not be enough room for the unit.
