• Dust and sand infiltration: Tucson’s fine desert dust enters through even small gaps under the door. A threshold seal closes the gap between the door and uneven concrete, blocking airborne dust during wind events and monsoons.
• Monsoon water intrusion: During heavy monsoon downpours, water can sheet under the garage door — especially if your driveway slopes toward the garage. A threshold seal creates a raised barrier (typically 1/2 to 1 inch high) that diverts water away from the interior.
• Scorpions, insects, and small reptiles: Southern Arizona is home to bark scorpions, black widows, and various reptiles that seek shelter in cool garages. A properly sealed garage floor eliminates the gaps they use to enter.
• Hot air and energy loss: In summer, super-heated air from the driveway radiates under the door. A threshold seal reduces this thermal transfer, especially important for attached garages.

1. Clean the floor: Sweep and degrease the concrete where the seal will be placed. Use a wire brush to remove loose material. The adhesive will not bond to dirty or oily concrete.
2. Close the door and mark the position where the door’s bottom edge meets the floor.
3. Open the door and apply the adhesive. Most threshold seals come with industrial-grade adhesive or require a separate concrete adhesive (like Liquid Nails for concrete).
4. Position the seal so the raised lip faces the outside (toward the driveway) and the flat portion sits under the door’s resting position.
5. Press firmly along the entire length. Place heavy objects on the seal for 12–24 hours while the adhesive cures.
6. Test the door by closing it. The bottom seal on the door should compress against the threshold seal to create a snug fit. If there are gaps, the threshold may need repositioning.
