What Does the Bottom Seal Do?

Types of Bottom Seals

T-Style (T-End)

The most common type on modern residential doors. The top of the seal has a T-shaped profile that slides into an aluminum retainer channel mounted to the bottom of the door panel. Easy to replace — slide the old seal out and slide the new one in. Available in single-contact and double-contact profiles. Cost: $15 – $35 for a 16-foot length.

Bulb Seal

Features a round or oval bulb at the bottom that compresses against the floor. Provides a wider contact area than T-style, creating a better seal on uneven concrete. The bulb shape also helps bridge small gaps and dips. Cost: $20 – $40 for 16 feet.

Beaded (J-Type) Seal

Has small round beads along the top edge that snap into a groove or track on the door panel. Found on older doors and some commercial installations. Less common on newer residential doors. Cost: $15 – $30 for 16 feet.

Brush Seal

Uses dense nylon bristles instead of rubber. Excellent for stopping dust and debris while allowing air circulation. Sometimes used in combination with a rubber seal for dual protection. Cost: $80 – $112 for 16 feet.

How Arizona Heat Affects Bottom Seals

Standard rubber and vinyl seals degrade faster in Tucson than in moderate climates. Summer concrete temperatures exceed 150°F, which accelerates rubber hardening and cracking. UV radiation from direct sun exposure further degrades the material. Most standard seals last 3–5 years in Tucson compared to 5–8 years in cooler regions. How to Replace a T-Style Bottom Seal

Open the garage door fully.
Locate the aluminum retainer channel on the bottom of the door. The old seal slides into this channel from one end.
Pull the old seal out from one side. It may be stuck — use pliers to grip and pull if needed.
Clean the retainer channel with a damp cloth to remove dirt and debris.
Apply a light coat of silicone spray to the inside of the channel to help the new seal slide in.
Insert the new seal’s T-end into the channel from one side and slide it across. Having a helper hold the other end makes this easier on a 16-foot door.
Center the seal and trim any excess length.
Close the door and verify the seal compresses evenly along the full width.
